Buying Your New Home
Steps to Buying Your New Home
1) Deciding what kind of home you want to purchase:
Make a wish list of the things you want in your new home. The more detailed you are the more effective and efficient your agent can be. Please be sure to distinguish between your wants and your deal breakers.
2) Apply for a loan and get preapproved:
Knowing what you can afford is as important as knowing what you want in a new home. Your real estate agent can help you find a broker so you can begin the process. Sellers prefer preapproved buyers as it shows you are serious about purchasing a home.
3) Looking for your perfect home:
This is where buyers become overwhelmed if they do not approach it with some planning. The best route is to let your real estate agent do the scouting for you. More than 80% of home sales are the result of agent connections. Your agent will alert you to listings that meet your wish list.
4) Making your offer for your dream home:
When you have decided on a home that you wish to purchase, your Atlanta Real Estate Consultant will advise you on the proper bid amount for the home. The bid amount is determined based on the recent sales of homes of similar size, location, and amenities.
5) Contract negotiations:
In most cases the seller will make a counter offer to your offer. This is where having an experienced Atlanta Real Estate Consultant is most important. There are many things your Consultant can negotiate that will give you leverage in the buying process. Some of those items are the price of the home, repairs you want completed before the home is sold, having the seller pay closing cost, or getting the move-in date that you want.
6) Getting prepared to close on your home:
Once an offer is agreed upon by both parties your Atlanta Real Estate Consultant will help you with the list of things you, as the buyer, agreed to preform before closing. This usually includes conducting a home inspection, getting the house appraised, and finalizing your financing for the purchase of the home. These are important to the closure of your new home. As such, your Atlanta Real Estate Consultant will provide you with referrals to professional services providers.
7) Closing on you home:
The final stage of the home buying process. This is where title is legally transferred from the seller to the buyer. A few days before the closing your lender will send the final closing statement that will show the framework of the closing cost. Your Atlanta Real Estate Consultant will review this document to ensure that it is correct. Your agent will walk you through the closing process so you know what to expect on the day of the closing.
